Your home, your legacy, our commitment. At Legacy Guardians, we understand that owning a property isn't just about bricks and mortar; it's about securing your future and preserving your dreams. We at Legacy Guardians will track, analyze, and keep all documents up to date for you that are needed to hold possession of a property.

There are three types of ownership deeds when it comes to documentation:

  • Sale Deed - When you purchase a property
  • Inheritance Deed - When you inherit a property
  • Gift Deed - When you give or receive a property in form of a gift

Based on this, we have divided the our Documentation process in two major types

Our Documentation Services

  • Title Documentation: We meticulously review essential documents for property acquisition, whether through purchase or inheritance, including Sale Deeds and Gift Deeds. We understand the importance of thorough documentation in securing your property rights and ensuring a smooth transfer process, providing you with peace of mind throughout the acquisition journey.
  • Chain Documents: We diligently handle all documents pertaining to previous property ownership, crucial for resale transactions, such as Sale Deeds from prior owners. Also in some cases there are litigation issues which create issues and must be looked into legally. Our team will also look into these issues when needed.
  • Completion | Commencement | Allotment Letter: When acquiring property in residential or commercial buildings, essential letters include the Commencement Letter, granting permission for construction, and the Completion Letter, verifying adherence to plans from the corporation. Additionally, the Allotment Letter formally allocates a specific unit to the customer.
  • N.A.T.P Order | Sanction Plan: If a land is designated as agricultural, builders must obtain a Non-Agricultural Town Planning (N.A.T.P.) order, as construction isn't permitted on agricultural land. This ensures compliance with regulations, with the NA document serving as proof of non-agricultural use.
  • NOC- Bank | Society | RWA: For resale properties, ensuring a clean slate is essential. This involves obtaining a No Objection Certificate (NOC) from the bank to confirm the absence of pending loans, a Society NOC indicating cleared maintenance dues from previous owners, and if applicable, an RWA NOC in the absence of a formal society.
